Property Specialist

Job Responsibilities

  • Searching for a new location in at least 2 (two) administrative territorial units or administrative territorial circles according to the weekly, monthly, quarterly and annual plan
  • Site walk-through for initial selection as per the intended criteria
  • Conducting property analysis, preparation of relevant reports and presentations
  • Ensuring the elimination of problems with property and landlords in the stores to be opened or in the portfolio of operating stores, controlling and managing the portfolio
  • Analysis, evaluation of new location offers, competitors and demographics and evaluation of new store offers from within or outside the company
  • Conducting negotiations with the landlord (price\square meter\contract conditions\responsibility\obligations, etc.)
  • Making presentations about the initial selection to the management team
  • Proper verification of documents and submission to the Manager according to the checklist
  • Support the preparation of the territory and work schedule of the relevant employees for the calculation of traffic
  • Complete the information required for the Standard Evaluation Template
  • Preparing the place for handover and obtaining final signatures
  • Update information about rejected locations and new negotiations
  • Participate in weekly review with team members with KPI (Key Performance Indicators) achievement and results, and make suggestions accordingly 
  • Regularly conduct market research and ensure data updates
  • Regularly analyze the newly opened or opened stores of competitors, inform the management.

Requirements

  • Bachelor’s degree or equivalent experience in related field
  • 2 (two) years of work experience in the field of retail expansion or real estate management
  • Ability to work freely with MS Office programs
  • Presentation skills
  • Personal car and active driving license
  • Excellent negotiation, problem solving and interpersonal skills
  • Analytical thinking skills
  • Strong communication and conflict resolution skills
  • Team player
  • Ability to speak fluently in Azerbaijani language
  • Knowledge of English is desirable
  • Being result and management oriented
